Market Updates

FRANKLIN HILLS Neighbors…

It’s been a lot to process. Strikes, rates, politics. Fill in the blanks.

Work in Film & Television looks different after negotiations but there’s an ambivalence that remains, a sense of caution. Even if you’re not in that industry, every business (in L.A.) serves or connects to it and feels the effective ripple. Industry freelancers are trying to discern the income pattern for a new normal. And yet…

In terms of real estate, Los Angeles dangles outside of the national algorithm and remains in one aspect a type of holy grail. People want to live in this city.  Period. They also want specific neighborhoods. If you’re an eastsider Silverlake/ Los Feliz is prime. Franklin Hills is Wagyu. Excuse the bad metaphor, vegans.

If you already live in Franklin Hills you know why. It’s great and it’s getting even better.  Personally, I think it’s all the perennial events, thanks in no small part to the Franklin Hills Residents Association and having a president (Alison Wallace) who likes a good party.

She has established two traditions that blend civic information, charitable drives with kid friendly inflatables, but also wine tasting and live band fun. Beyond that it’s also the FH community garden which is a hot ticket and, while you’re there tending vegetables, who doesn’t smile inside when they hear the sound of children on the playground at Lycee International under Shakespeare Bridge.

Happiness is Baller Hardware when you’re in need of anything. Tomato Pie for a slice of pizza when you realize you haven’t eaten.

Franklin Hills August Sales 2024

The Franklin Hills real estate market is inherently robust. When properties go on the market in FH they sell and sell quickly. In fact the average number of days on market DOM (16) which is quick and clean, to say the least. There has been no slump in Real Estate here, but there has been a shift in the market overall.

There’s more to it of course, but I don’t want to extend the attention you’ve already given me if you’ve read this far.

New chapters are big decisions, and big decisions require precise information so it depends on what you’re thinking of doing. That’s the answer to the question - How is the market?

Your home is an asset that’s tethered to several factors at once; the economy, world events, media forecasts, supply & demand, consumer confidence and most important, of course, location. Well done Franklin Hills.

Home valuations give you valuable knowledge that can help you plan for the future and make smart decisions. It’s good practice to stay informed about how much equity you have in your home and how much you may be able to borrow against it or sell it for.
